Our Story
The owners, both Architects, have a passion for renovating noble Tuscan buildings, and with the first one completed in 2022 in the historic centre of Cortona, Palazzo Passerini Residenza (www.palazzopasserini.com) it was a natural step to look for something in contrast, a rural building typical of the Tuscan countryside, that embodies the classic rural experience of the region with plentiful outdoor spaces, peace and the scent of lavender and rosemary.
La Casa Cappellina offers those rare possibilities you don’t often find in a villa in Tuscany. During 2025 the property underwent extensive initial work to bring it back to life. Interiors have been refreshed throughout with new furniture, beds, mattresses, linen and kitchen equipment. Careful redecoration has transformed the spaces, leaving the villa feeling comfortable, fresh and genuinely clean.
Outside, the garden and olive groves required significant attention after several years without maintenance. Extensive pruning and clearing has restored the landscape and reopened views across the countryside. Inside, the villa itself needed months of deep cleaning, maintenance and redecoration. The original terracotta floors have been resurfaced and sealed, adding warmth and character. The bathrooms and kitchen date back to the 1980s renovation and have been thoroughly cleaned and refreshed. A new WiFi system with boosters now covers the entire property, including the pool area. Air conditioning, heating and hot water systems have all been fully serviced.
Longer term, the aim is to update the villa further with a new kitchen and en suite bathrooms to all bedrooms. For now, La Casa Cappellina is available as a summer rental and offers excellent value for a private villa with pool in this part of Tuscany.
Set in the heart of the Tuscan countryside yet within walking distance of Cortona, the villa delivers privacy, space and a strong sense of place. You are surrounded by nature, with a pool overlooking rolling hills and the Val di Chiana. The unmade single track road leading up to the villa means an AWD or high wheelbase vehicle is advised, though most guests agree it is a small price to pay for such an authentic and peaceful Tuscan stay.
